Most calculators online give you one number and hide the arithmetic behind it. PropertyIQ does the opposite: every tool shows the itemized breakdown — principal, interest, taxes, fees, vacancy, all of it — so you understand where the number came from, not just what it is.
Why we built this
Buying, financing, or investing in property involves the same handful of calculations over and over, and getting them slightly wrong is expensive. We built PropertyIQ as a single place to run those calculations with a consistent, transparent methodology, so the numbers you see on a mortgage estimate and a refinance estimate are built the same way and can be compared directly.
How the calculators work
Every calculator on this site runs entirely in your browser using standard, published financial formulas (the same amortization math lenders use). Nothing you type is required to be sent anywhere. If you choose to save a calculation for a shareable link, only the numbers you entered are stored — never your name or identity.
What we don't do
We don't sell leads, show ads inside the calculators, or push a specific lender or agent. If that changes, we'll say so here first. The disclaimer at the bottom of every page is worth taking seriously: these are planning estimates, not a substitute for a Loan Estimate from a licensed lender or advice from a licensed professional.
